Top 10 Questions to ask
before listing your home with just any agent.
1. Internet Marketing: Ask about how they market on the internet? Do they have a showcase listing enhancement on Realtor.com? Do they advertise your property on their personal and company website? Do they advertise on ,Zillow, Trulia, Facebook, Linkedin, Craigslist etc.? Do they have a blog?
2. Printed Material Marketing: What style of brochure will be produced? Full color or black white? Color brochures outside in brochure box or inside only? Photos posted on brochure or only exterior with written description? (photos sell houses not written descriptions). Will you be provided with professional photos utilized in the brochure or personal digital camera photos? Professional photos enhance the appearance of color brochures. Are brochures professionally printed or printed on an office/home computer?
3. Professional Photography: Who takes the photographs of the home? A professional photographer (ex: Obeo) hired by the agent or do they use their own digital camera? Do you receive a virtual tour or just still photos? What company is used for the virtual tour company? Ask for a link to the virtual tour the agent utilizes or view a past tour provided by the agent. Do you like the tour?
4. Open Houses: Are they included in the agent’s services? Do they do any pre-marketing of the open house on the web, mailers or door knocking to get more visitors? Do they host a neighborhood preview? Who will do the first open house and any others during your selling period? What marketing are they doing on the 1st Open House to increase visitors- (prizes, food, entertainment)?
5. Real estate sign: What style of sign is being placed in your yard? Is the sign small or is it a larger post style that can attract attention to your home from a distance? Will the sign have a brochure box stocked with brochures outside of the home? Does the agent provide a laminated version of the flyer attached to the sign?
6. Staging Services: Does agent offer a free consultation with a staging service to prepare your home for sale?
7. Ghost Listing: Does the agent market the home in your MLS map area or will they market it in other neighboring areas? Ghost listing is a popular way to increase awareness of your property in neighboring areas.
8. Showings: Who sets the showings on your property? Does the agent set showings (can limit ability to get property shown if agent is unavailable), office sets showings (office hours may limit agents who call after 5 pm wanting to set showings) or a service exclusively focused on setting showings and gathering feedback? How is feedback delivered? Do they have a system to generate feedback automatically?
9. Agent to Agent Marketing: Does the agent have a strategy to market your property to other local realtors? What is the strategy? Do they have a database of agents that they regularly send out email notifications of new listings and price updates? Do they promote your home at the local board of realtors?
10. Tech Tools: Do they have the ability to write and negotiate contracts on the internet? Do they understand how to email, scan and store documents on the internet saving you time and expense at Kinko’s? Do they carry a phone that can receive emails when they are not in front of the computer? How accessible is the agent?
