Cork House hosts Fax Partnership Annual Wine Tasting 2011

Come out this upcoming Tuesday Feb. 1st to support  The Fax Partnership’s Annual Wine Tasting event.  This event helps to fund the Fax Partnership’s mission.  If you don’t know what their mission is join in the fun and ask a board member what it is they do. It is one of the first modern, green built  homes in the Mayfair neighborhood.

Jonathan Coppin of OED2 architecture firm led me on a tour of his newest project at 654 Ivanhoe street in Mayfair.

OED2 architects designed this home to conform to new  energy saving techniques for a more energy efficient home.  From the solar panels, vegetative roof cover, energy star appliances and the use of recycled materials this home is a spectacular example of how modern construction and well thought out design can save money.

The open kitchen allows for cocktail parties as well as formal sit down feasts.  Many of the materials were recycled from the previous home that stood on the property.

In the video, Jonathan points out the use of salvaged wood floors used in the entry way as a design concept.

This home stands out front the street due to the cantilevered bedroom and variety of materials that make it so modern looking.

The use of xeric landscape plantings add to the  green building  philosophy of low water usage.

 The month of August saw only seven  home sales in the Mayfair neighborhood. 

The seven homes that were  sold had an average price per sq. ft of $233.00.  The average list price was $303,057 with the average sale price being $294,429 for the month of August. 

5 of the homes sold using a conventional loan, 1 home sold using an FHA loan and 1 was sold with cash.

1130 Elm Street was the highest priced sale for the Mayfair neighborhood at $460,000 giving the buyer concessions of $8,950 making the sold price $451,050 when you remove the seller concessions.  This home was on the market for 1,084 days.

1265 Holly sold in the least amount of time on market of only 3 days.  The asking price was $375,000 but they received a sale price of $380,000 with no concessions from the seller.

This past month in Mayfair was a fairly active one.  Fifteen homes were sold ranging from a low of $160,000 for a 630 sq. ft townhome with HOA fees of $140 per month to a high of $918,000 for a 3,280 main floor sq. ft plus a finished basement of 1,714 sq. ft for a total sq. ft of 4,413 finished sq. ft.

660 Kearney was the highest priced home that sold in July.  It was built in 2009 by Colorado Custom home builders.

1244 Albion was the lowest priced sale at $160,000.  This home is a townhome and was built in 1940 and offered updated amenities such as stainless steel appliances, granite countertops, open floor plan with laundry in unit and 1 off street parking space.

Twenty one (21) homes sold with an average price per sq. ft of $265.00.  The average list price was $389,364 with the average sale price being $375, 597 for the month of June. 

12 of the homes sold using a conventional loan, 6 homes sold using an FHA loan and 3 were sold with cash.
