How Hot Is Denver Real Estate? – Stats for July 2012 Mayfair Neighborhood

Here are the latest summer home sales statistics in Denver, CO for the Mayfair neighborhood. These stats apply to residential properties sold in the month of July 2012.

Single family homes aren’t staying on the market long. This is good news if you’re thinking of selling your home in central Denver. There were 12 detached homes sold in Mayfair in July 2012 with an average days on market of only 30. The highest priced home sold for $749,000 and the lowest was $233,650, with an average sold price of $411,814.

Town homes, duplexes, and condos are still affordable in Denver. There were 9 properties of this type that sold in the Mayfair neighborhood and their average days on market before going under contract was 51. The highest priced attached dwelling sold for $252,000 and the lowest was a very budget friendly $54,000! The average price for attached homes was $165,499.

5 Questions to Ask Your Real Estate Agent Before Making an Offer

* Q: What did the seller pay for the house?

A: This question will help determine if values are increasing, decreasing or staying flat in the area.

* Q: What do they owe on the house?

A: This will allow you to know if they can sell the home easily while paying all the fees or if they will need to bring money to sell the home.  In the case that the seller’s must bring a check to closing , is this possible or will the home be sold as a short sale?  Short sale means the bank will sell the home for less than the current owner owes the bank.  Bank will ultimately have the final say on whether they will accept less or allow the home to go to a foreclosure sale.

*Q: How much are similar homes selling for in the subdivision/area right now?

A: Ask your real estate agent to prepare a Comparable Market Analysis (CMA) to determine the range of current prices for the neighborhood.  The time frame of 3 months or less is a good place to start.  If no homes have sold in the past three months there may be economic issues at play such as: Stable neighborhood due to very few homes for sale or  resale houses are competing for attention due to a  new home builder in the area selling new homes for the same cost.

* Q: How long has the property been on the market?

A: Time on the market can either have a positive or  negative effect on price.  The longer a home is on the market and not selling the more opportunity there is to make a lower price offer.  The less time the home has been on the market makes it harder to negotiate on price. If a home is priced competitively, it may actually create excessive demand and ultimately lead to a higher priced sale than originally offered.

*Q: How many offers have the sellers received on the property?

A: If the home is priced very well and is on the market for only a few days, a seller may receive multiple offers.  Multiple offers are when many buyers want to purchase the same home and are competing with each other which will in turn make buyers increase  their home offering price to win the home. Many times the agent who is working with the seller will contact a buyer’s agent to ask that the buyer submit their highest and best offer on the property.

What Is An Egress Window?

Many Colorado homes offer basement space as extra living or sleeping areas. I like to caution buyers about putting in egress windows once they have purchased a home without them if they plan on spending time in the basement.  The main reason that I stress adding these types of windows is for safety reasons.  If you are in the basement and a fire starts and blocks the stairs/exit you can become trapped.  Egress windows allow an escape route from the basement area.

Many homeowners believe that small windows can be broken out and that they can exit the home.  If you are realistic and look at smaller windows in relation to getting your body through them it will make sense that it would be nearly impossible to escape quickly.  Egress windows can be installed by a local contractor or you can do it yourself.  I have linked to an instructional guide  for installing egress windows .

Mayfair Realtor Promotes Small Space Living & Capitol Hill Condos

Doing more with less is a popular trend these days. One of Jennifer Pollock’s real estate clients and downtown Denver enthusiasts took this theme to the extreme by buying a super small condo in Capitol Hill neighborhood of downtown Denver. Ginger was able to stretch her home buying dollar by choosing a smaller space and modifying it so that it functions like a palatial pad. Let’s take a look how Ginger made living in 440 square feet feel like so much more.

When you enter Ginger’s place you immediately see that it is no ordinary 440 sq ft condo. Vertical spaces are smartly thought through and utility maximized. She had the refrigerator raised to allow wine storage underneath and lots of wall shelving creates surfaces for small items. She even had small shelving for spices mounted above her upper kitchen cabinets.

Ginger doesn’t use her wood burning fireplace, so she used that space too! A colorful yarn bouquet is decoratively arranged inside the hearth and slab stone surround creates extra seating space during parties. The brick fireplace was painted white, creating a clean, modern, and bright focal point to anchor the room.

Doubling your room space is easy by simply raising the bed off the ground. We call it space conservation! Smart Ginger created a functional sewing room in the space that otherwise would have been used only by dust bunnies. To reach her bed without a trampoline, she added a compact wooden staircase. Even the staircase has hidden storage inside!

Ginger chose a sophisticated and modern color palette of yellow, red, and white throughout her downtown Denver condo. This created a cohesive design that perfectly blends the living room and bedroom areas into one, helping keep the space visually uncluttered.

FHA Loan Rates Are Going Up

The biggest thing happening with home loans right now are the changes coming up for FHA mortgage rates. These changes which will take place on April 1, 2012 are no laughing matter. Slight increases are coming, making FHA loan rates a little more pricey.

Before we dive into the changes, I bet you’d like to know what is an FHA loan? The advantages of an FHA loan for you are a lower down payment, a lower interest rate, and the underwriting process is more lenient to your situation because it’s insured. What the Federal Housing Authority (FHA) does is insure the loan to the lender against any losses. So what that means to the borrower is that you’ll usually get a lower rate and the lender will be more flexible on an applicant’s qualification. This is because if the FHA loan goes into default, the lender is insured by FHA. FHA loans are popular with Denver first time home buyers and even more so lately with second time move-up home buyers.

Now back to the FHA mortgage rate increases. To explain these changes, we contacted an expert in Denver mortgages, Ben Yost of Nova Home Loans, to help clarify things. He said that on April 1, 2012, the annual FHA mortgage insurance premium is going up. This upfront premium is currently at 1% and as of April 1st it will change to 1.75%.

There’s many pieces involved in successfully buying a home in our beautiful Mayfair neighborhood in Denver. . To get to the home buying finish line, a savvy financial move would be to talk with a lender ASAP even if you won’t be ready to buy for another nine months from now. Lending has become more complicated, with more restrictions and hoops to jump through. Ben Yost says there are three main things a lender will look at in order to give you the lo-down on your loan pre-approval and those are: your income, down payment, and credit scores. The lender will review your application, run your credit report, and analyze your situation. If there are job gaps, credit report problems, or anything else, talking with a Denver FHA lender in advance can prepare your financial picture for the day you’re ready to make your housing dreams come true.
