I am officially proclaiming 2009 as the “Year of the 1st Time Homebuyer”. Never before have we seen such low interest rates, government incentives up to $8,000 with no need to pay it back and of course, tons of houses to choose from! If you are waiting for the best time to buy a home I encourage to get off the fence and start home shopping soon. Many Colorado homes offer basement space as extra living or sleeping areas. I like to caution buyers about putting in egress windows once they have purchased a home without them if they plan on spending time in the basement. The main reason that I stress adding these types of windows is for safety reasons. If you are in the basement and a fire starts and blocks the stairs/exit you can become trapped. Egress windows allow an escape route from the basement area.
Many homeowners believe that small windows can be broken out and that they can exit the home. 
If you are realistic and look at smaller windows in relation to getting your body through them it will make sense that it would be nearly impossible to escape quickly. Egress windows can be installed by a local contractor or you can do it yourself. I have linked to an instructional guide for installing egress windows .
