A few words from Nick and Sophie, previous owners of 776 Ivy.
I helped Nick and Sophie sell their beautiful home on 776 Ivy Street in Mayfair over the holiday season. They were in the process of relocating overseas and needed someone to get their home sold quickly and efficiently. They chose to hire me to sell their home. Within a week of getting their home under contract and through the inspection process they packed up and left the country. I worked with Chicago Title company to finalize all the paperwork on their side before they left. When they left, they shouldered all the responsibility of closing their house transaction on my shoulders. I handled the rest of the transaction without needing to shuffle papers back and forth to them while they were mostly unreachable because of their move overseas. Many Colorado homes offer basement space as extra living or sleeping areas. I like to caution buyers about putting in egress windows once they have purchased a home without them if they plan on spending time in the basement. The main reason that I stress adding these types of windows is for safety reasons. If you are in the basement and a fire starts and blocks the stairs/exit you can become trapped. Egress windows allow an escape route from the basement area. 
If you are realistic and look at smaller windows in relation to getting your body through them it will make sense that it would be nearly impossible to escape quickly. Egress windows can be installed by a local contractor or you can do it yourself. I have linked to an 
The house on 776 Ivy street was sold today. It took only 68 days to sell in a tough buyer’s market. The home was originally listed for $275,000 but ultimately sold for $265,000 with the sellers giving $4,500 in sales concessions for buyers closing costs. The new owners are excited to be moving into their new home and ready to meet all the neighbors. Say hello and welcome Pamela and Jason to their new Mayfair home.
